From 3pm. You'll receive your check in details via the email address provided upon booking one day prior to arrival.

At 10am. Late check-out is subject to availability, and has to be arranged prior to arrival by our office. A late check-out fee of $250 applies to delayed departures.


Bed sheets and bath towels provided only. Please note that this property is fully self contained, servicing can be arranged during your stay at an additional charge.


We are pet friendly in our cottages only for an additional $150 Pet Fee per pet, per stay to cover extra cleaning costs and flea treatment. Please note, pets are NOT allowed in the Glamping section. Dogs are to be kept on a lead at all times due to our farm animals roaming around the property.


The number of guests must not exceed number specified in the booking and failure to adhere to this will mean a charge of $150 per person per night and / or immediate cancellation of the booking with no refund. This will be deducted from the credit card provided upon booking.



The property is to be used for holiday accommodation only. It is not to be used to hold a party, group gathering, wedding ceremony, wedding reception, or any other function including business or commercial use, unless agreed with the owner in advance, in writing. Should it come to our attention that a booking has been made, other than for accommodation purposes only or that the property is being used in a manner which is in breach of this clause, we reserve the right to cancel the booking at any time, refuse access upon arrival, evict the occupants or additional charges may be payable, which, at the sole discretion of the owner, may be deducted from the security bond. Neither the whole nor any part of the property shall be sub-let without permission.



The description of the property is on the Internet. This description is given in good faith. Items in the property may change from time to time. We will not be held responsible for changes to and or items removed from the property after the time of your booking. No refund is given if you are not satisfied with your accommodation. If for whatever reason you choose to depart prior to your departure date, we do not refund booking costs either in full or part thereof. The accommodation is fully furnished. Changes to the property grounds and/or surrounds, outside of our control, such as weather, erosion, council work and neighbouring renovations will not affect the quoted tariff. The Agent expressly excludes any liability whatsoever for any misrepresentation, or misleading conduct or statements, howsoever caused, and whether negligent or otherwise. We will attempt to put you in your cottage of choice, however we reserve the right to allocate you to any of the 8 cottages for your stay, based on our calendar and booking needs. All cottages are three bedrooms and sleep 8 people and are the same product and price. 



The accommodation and yard are to be left in a clean and tidy condition. The property must be left secure with all doors and windows locked. Please ensure all dishes are washed and put back into cupboards and all rubbish to be removed and placed in appropriate rubbish bins. Failure to do so will incur a charge for extra cleaning which will be deducted from your security bond. Extra cleaning will be charged and calculated on the number of hours required over the and above the normal cleans.



All damages, breakages or losses to the accommodation, furniture and furnishings, are to be reported to the grounds manager immediately. Should the guest discover a breakage or default please advise the grounds manager immediately otherwise we will consider this to be a responsibility of the current guest and you will be charged accordingly. 

Furniture and furnishings are not to be re- arranged and must be in original position on departure. 



The property is strictly non smoking, if there is any smoking inside the accommodation or cigarette butt littering, there will be a $1000 fee immediately payable and or deducted from the security bond.



No noise or unacceptable behaviour to neighbours will be tolerated at any time. Noise means any sound that can be heard from neighbouring properties that disturbs their peace and quiet. All music must be turned off by 10pm and care taken when you are outside. Disregard to this will result in heavy fines imposed by Council and the Holiday Letting Organisation. If Security personnel or the Police are called to a noise complaint a charge of $500 will be payable and you will be evicted immediately. If a booking is terminated in accordance with the provisions of this clause, no refund will be given.



If The Woods is rendered unable wholly or in part by a Force Majeure Event to carry out its obligations then this shall not affect the operation of the terms and conditions of this agreement, and the risk of frustration is to be borne by the Customer.

Force Majeure Event means an act of God, fire, lightning, earthquake, explosions, flood, power shortage or outage, subsidence, insurrection or civil disorder or military operations or act of terrorism, expropriation, strikes, lock-outs or other industrial disputes of any kind not relating solely to The Woods, any order of any regulatory authority (including in respect of any risk of bush fire) and any other event which is not within the reasonable control of The Woods.


No  responsibility is taken for guests personal property left on the premise. Company  insurance does not cover loss/ and or damage to guests belongings.
